Whether you are away from your home, a few days or months, allow us to care for your home to protect your investment. Leaving your home unoccupied and unmanaged leaves it at risk and vulnerable. The Lakewood Ranch area has had tremendous growth in the past few years and many Florida home owners spend the summer months in other states, travel for extended periods of time for work, or rent their homes for a period of time.   

Many insurance carriers may deny damage claims for homes that are un occupied for extended periods of time.  Many insurance carriers require specialty policies or scheduled home watch visits to lessen the risk of insurance claim denials.

1. The air conditioning stops working (in FLORIDA Heat) and microbial growth begins to form due to humidity.
2. There's a power outage and you left food in the refrigerator and your ice maker full of melting ice.

Our team performs a visual observation for obvious issues after each visit utilizing a home watch software and provides you with a checklist, time stamped report, and photos of the status of your home.  We will communicate any issues during our home watch visit immediately and assist you in coordinating other services needed to manage and or fix the issue.

Examples of  basic included home watch services:

• Visual observation inside and outside (looking for obvious issues. )
• Turn the water main on and off before each visit
• Check thermostat temperature and humidity
• Monitor if  HVAC is both cooling and or heating properly
• Visually and manually check windows and doors of your home.
• We check floor to ceiling for leaks or pests
• Cycle all water and flush toilets
• Swab toilets if brush is provided
• Run garbage disposal and dishwasher on quick cycle
• Run washer and dryer on quick cycle
• Check refrigerator for cooling
• Check and adjust any clocks on appliances
• Check all doors and windows for signs of break in and lock all windows and doors
• Disarm and Arm the alarm upon entering and leaving.
• Check electric panel for tripped circuits.
• Check water tank for damage or leaks.
• Open and close garage door.
• Check Smoke Alarms for needed batteries
• Reporting on insect & pest infestations and microbial growth inside and out
• Check screens for signs of damage
• Check landscaping for signs of damage or pests
• Check pool water level and water clarity.
• Check pool equipment for odd noises or leaks.
• Check A/C outdoor unit for damage or leaks.
• Bring in mail/flyers/information slips, or packages that are outside or in the mailbox.
• Check car for signs of microbial growth inside.
  
• Start golf carts and other vehicles to ensure batteries are charged and engines are running
• Additional services may include car driving if recommended by mechanic or requested from owner.  (Additional fee and permissions for car drive)
